Big News: The BK Team Just Got a Major Upgrade

If you've worked with me, you know I don't make moves just to make moves. So when I tell you this is big, I mean it.

The BK Team has officially moved to Planet Home Lending. And no, this isn't one of those "new logo, same stuff" announcements. This changes what I can actually do for your clients.

Here's why it matters to you:

More tools in the toolbox. We now have renovation lending and construction loans available for all approved clients not just a select few. This is for FHA, VA and Conventional loans. Do you have a veteran that wants to build their own home? We have it. Do you have an investor buying a property that needs an update? Got that too. Do you have a self employed client that needs a bank statement loan with only 10% down? We have that answer too. If there is a scenario, we probably have the answer. Try us!

Oh Yeah, almost forgot about this one....In House Down Payment Assistance with NO Income limits! Translation: more of your buyers can actually qualify, and more of your deals can actually close.

Now for the MOST IMPORTANT ONE: in-house servicing on 98% of closed loans. (basically everything except state bond loans and a few jumbo lenders)

Here's why you should care about something as "boring" as loan servicing, it's the difference between your client staying your client, or getting picked off six months later by Rocket Mortgage taking over and solicting the client to use Redfin on their next buy or sell.

When loans get sold off to some servicer your buyer's never heard of, that's an open invitation for every "refi now and save!" outfit to start working your database. Keeping servicing in-house means we stay the face your clients see which means you stay the agent they think of first when their cousin's ready to buy. Your referral pipeline stays protected instead of getting picked apart by call centers.

What’s Up With Rates?

Rates are getting a little help this week.

Oil prices have dropped near $77 per barrel, which is helping ease inflation concerns. Mortgage bonds are higher and Treasury yields are lower, both positive signs for mortgage rates.

Housing starts also fell sharply in May, meaning fewer new homes may be coming to market. If rates continue improving, buyer demand could rise while supply stays limited.

The takeaway for agents: buyers who act before competition picks back up may have a better opportunity. The Fed meeting and possible peace agreement later this week could create more movement, because apparently markets enjoy keeping everyone guessing.
