What’s Up With Rates?

Rates are trying to improve a little this week.
Mortgage bonds are slightly better after a weaker-than-expected ADP jobs report, and the 10-year Treasury is still holding in a range where the market is looking for its next move.
The biggest thing to watch right now is jobs.
ADP reported only 44,000 jobs created in July, which was well below expectations. The previous report was also revised lower. That points to a labor market that may be cooling, which can be helpful for rates if Friday’s bigger jobs report shows the same thing.
Oil is also worth watching. WTI is near $75 a barrel, but there is talk of a possible deal that could help open the Strait of Hormuz and push oil prices lower. Lower oil prices can help ease inflation pressure, which matters for mortgage rates.
Mortgage applications were mostly flat last week, and purchase applications are now down 3% from a year ago. Buyers are still out there, but affordability is still making them cautious.
Takeaway for Realtors: This is a market where confidence matters. Buyers do not need perfect rates, they need clarity. The agents who help buyers understand the numbers and stay engaged will have the best chance to keep deals moving while everyone else waits for the market to magically fix itself.

AI Should Be Helping You Create More Conversations
Most agents already know AI can help write content.
That is useful, but it is also the most basic way to use it.
The better opportunity is using AI to turn one real client question into an entire business-development plan.
Every week, buyers and sellers are giving agents clues about what the market needs to hear. They ask about rates, timing, pricing, concessions, inventory, buying before selling, or whether they should wait because of something they saw online.
Those questions are not just content ideas. They are conversation starters.
Take one question like, “Should I wait for rates to come down before I buy?”
That one question can become a short social post, but it can also become a text to old buyer leads, an email to your database, a short video, and a reason to call your lender for a real payment comparison you can share with clients.
Now AI is not just helping you post more.
It is helping you create more reasons to talk to people.
That is the shift agents should pay attention to. The goal is not to sound like every other agent using the same generic prompt. The goal is to take the questions you are already hearing and use them to create better follow-up, better education, and better conversations.
Here is a simple weekly habit: write down one real question you heard from a buyer, seller, past client, or agent this week. Then ask AI to turn that question into a social post, a follow-up text, an email idea, a video topic, and three questions you could ask to restart a conversation.
Do that once a week and you will never run out of useful things to say.
More importantly, you will stop creating random content and start building real conversations around the things your clients already care about.
And that is where the business is.
