What’s Up With Rates
The big picture is pretty simple: lower rates are bringing buyers back.
Rates are still trending lower, and we’re now consistently seeing options in the 5s, depending on the borrower and loan type. No huge drops yet, it’s been more of the same slow grind we’ve seen since the fall, but the direction still matters.
And buyers are responding. Home sales are up over 5% in the last month to the highest annualized rate in over 3 years!
Home sales are picking up again, both for new construction and existing homes. That’s not a coincidence. Even small improvements in rates are enough to get people off the sidelines.
Inventory is also tightening. Fewer homes are available, and builders haven’t added supply fast enough to keep up. That combination usually leads to firmer prices as demand continues to build.
Bottom line:
Rates don’t need to be “perfect” for buyers to move. With prices more negotiable, seller concessions on the table, and rates moving in the right direction, buyers see opportunity.
