What’s Up With Rates

“Is the market going to crash?”
No. Full stop.
Housing has gone up 77 out of the last 85 years. In DFW specifically, long-term appreciation averages about 3.7% per year. Markets slow, pause, catch their breath. They don’t just fall off a cliff because Twitter is nervous.

“Are rates going down?”
They already have.
Rates are roughly 1% lower than January 2025, and that’s enough to bring buyers back off the sidelines. You don’t need perfect rates, you need workable ones. We’re there.

“Should I wait for home prices to drop?”
Depends where you’re standing.
In some overbuilt areas or new construction-heavy markets, prices may soften. In Dallas, Plano, and other built-out areas, appreciation has slowed, but it’s not going backward. Limited inventory still matters. A lot.

“What’s the rate forecast?”
More of the same or slightly better.
The bigger point: housing makes up roughly 30% of U.S. GDP. The government has zero interest in breaking it. Expect continued efforts to support housing without blowing up the broader economy.

Bottom line: this is a more balanced market than we’ve seen in years. Buyers have leverage, sellers still have equity, and smart decisions beat waiting on headlines.

Also, hope everyone survived the snow and ice. The kids will go back to school… eventually.
